• The Devils in the Detail – The Importance of a Specification

    A common piece of feedback we hear from clients who come to us for building work on their house is “I never knew how many decisions there were to make!”

    Depending on the work you are having done this could range from the type of heating systems to put in or the layout of an extension, right down to the height of skirting, or where to put your plug sockets.

    It’s very rare that, when getting a quote from a builder to undertake the work, you will be asked to be as specific as how many plug sockets you want, but it can be those small details that make all of the difference to how you use that room and whether it meets all of your needs.

    We often get asked how much a scheme will cost, and we can put together an initial budget price with relatively few details, but we have no idea at this stage if you will be spending £5,000 or £50,000 on a kitchen for example.

    It’s important that when working with clients you are open and honest about these types of decisions, so that, when it comes to room layout or added plug sockets, you don’t have to keep adding to the budget because last minute changes are needed.

    Spending time working through the finer details means that all options have been considered; this doesn’t mean they are fixed and can’t be changed, but it gives a bench mark and means costs are more likely to remain at the level agreed at the outset.
